As a local resident on the Scalebor estate I strongly feel that safe access is not possible to the proposed new site. The roads at Scalebor are for a small housing estate and are not suitable for the additional traffic which these new houses would generate. Many children play out and safety would be an issue

MAP IS IN ERROR. 'CONISBOROUGH CLOSE' IS WRONGLY IDENTIFIED AS 'RON LAWTON CRESENT'.
Clarification is required as to where the proposed site access would be. The site location within document BU2/H states 'to the west(Ron Lawton Crescent)'
Is the proposed access off Ron Lawton Crescent or Conisborough Close?
However, wherever the access is, I have concerns about the increase in local traffic movements around the Scalebor roads
which were not designed for this volume of traffic. Particularly, the junction off Ron Lawton Cresent and John Gilmour Way.
Additionally, this is a greenbelt site which supports numerous wildlife habitats, including deer,foxes and red kites. This development
will have a damaging impact on the ecology of the area.

As a local resident on the Scalebor Park Development I strongly believe the Scalebor House proposal should not go ahead as it would be highly dangerous to increase the volume of through traffic on Ron Lawton Crescent. It is already very challenging for access due to parked cars as little parking, and also children regularly play out on this street.

The site contains a beautiful Edwardian characterful property with significant local heritage and it is set in a beautiful open setting with many mature trees (subject to TPOs). The loss of this heritage site and associated Green Belt land would be very damaging to the village and adjacent residents both on the Scalebor Estate and on the Highlands development.

The proposed development is on green belt land, The are other brown field sites available such as the greenholme mill area.
The development of Scalebor Park as a former hospital was predicated on an adopted policy relating to major development sites in the Green Belt. The application of this policy resulted in a development which had no greater impact on the Green Belt. It does not, however, allow for expansion beyond the terms of the resultant development.
There is no suitable access . The site is in the vicinity of Ron Lawton Crescent With regards to the potential formation of an access/connection to the site from Ron Lawton Crescent, it is understood that a strip of land, between the site boundary and the adopted highway, comprises an amenity area associated with the Scalebor Park development. This matter is confirmed as per the land title records and highway adoption records.

I also don’t feel that additional housing anywhere in the (rural) Wharfe Valley helps Bradford to meet the requirements of levelling up northern cities, where the stated aim is to increase housing in urban areas. Burley is more than 11 miles from Bradford, and travelling by car to Leeds or Bradford takes upwards of 1hr, and will significantly increase pollution, limiting Bradfords goal of becoming carbon neutral

I object to:
1. The proposed housing target of 625 units; and
2. The proposed allocation of land ref BU2/H for residential development.
The proposed housing allocation of 625 units (representing an increase of almost 25% on current housing numbers) is disproportionate in the context of the existing size and status of the village.
The 500 new houses for which planning permission has recently been granted in relation to the village’s Sun Lane site are sufficient and there is therefore no need to allocate further sites for development.
Furthermore, the specific site BU2/H is not suitable for development on the grounds of:
• Greenbelt considerations
• Access issues
• restrictive covenants
The proposed allocation for site BU2/H is neither suitable, available nor deliverable.
Details on these points are set out in the attached note.
The CBMDC has already considered the site and has assessed it as unsuitable for development.

This allocation along with Sun Lane would take the provision above the identified need of 549 units. The site is within the green belt and there is no justification for building on this site when there is surplus brownfield land. The access will be through Scalebor Park which already serves almost 200 houses so cannot accommodate any more vehicles. As a resident of Burley I think this constitutes overdevelopment. Also, please note that there is no swimming pool or leisure centre in Burley contrary to your statement.

As a local resident on Scalebor and passionate about nature, this green belt proposal is painful. Brown belt land should be the way forward for housing developments not continuous snipping away at greenbelt land. Children play in front of our house on Ron Lawton Crescent where cars already fill the street due to lack of parking. The increase in traffic poses considerable danger to them.

As a local resident on the Scalebor estate the development of the subject land at Scalebor House is also not acceptable in Green Belt release terms – if one dwelling isn’t how can 110 dwellings be?
The Scalebor site was redeveloped for housing as it was a major developed site in the Green Belt and was a brownfield site. This should not now permit an extension of the existing estate in to adjacent greenfield, Green Belt land . there is no evidenced housing need or exceptional circumstances for Green Belt release.
