The site is Greenbelt and planted with semi mature conifer trees -potential haven for wildlife, contribute to bio diversity, provides habitat to a diverse range of flora and fauna.
CBMDC assessment "The loss of the greenfield site is also likely to have a negative impact upon the local landscape" - two listed buildings within close proximity
The site’s access to transport links, services and educational facilities is somewhat limited.
Falls within 2.5km of the South Pennine Moors SPA/SAC a HRA
Major potential impact on the Green Belt.
The site has major potential for sprawl and would have a major impact on openness.
There are no features within the site which could be used to create a stronger Green Belt boundary.
No special circumstances that indicate that this Greenbelt site is needed.

Again not enough schools. Royd Mount can not possible handle anymore extra car parking near this school so very dangerous as it is.
The medical centre can not cope with anymore patients as it is.

Not enough schools. Medical health centres could not cope with the additional volume of resdentists.
The local school could not handle extra parking therefore making it even more dangerous that it already is.

· The plan does not provide adequate infrastructure planning.
· A number of proposed development sites have poor access.
· There appear to be missed opportunities for increasing local employment within the Ward.
· The area has a low percentage of affordable housing and this is not addressed in the plan.
· Services, namely education and health care are already stretched to significant lengths. I see no clear indication of proposals to tackle these issues given a high proposed increase in housing / resident numbers.
· Excessive use of Green Belt land when Brownfield sites could be used more favourably and give a better return.

This development, although reasonably small will add significant pressure to the highway network in what is already a dangerous location for children travelling to and from Foxhill School. In 2019, the area was surveyed and deemed enough of a hazard to warrant keeping the crossing patrol for Foxhill School. This development is too close to the school and is also on Green Belt land next to a well-used footpath/bridleway.

This land has been an eyesore for many years and needs to be developed. The access road will also be far enough away from the school so should not cause major issues.

The land is unused and will eventually become an eyesore once it is overgrown. The relatively small number of houses will also have a minor impact on infrastructure.
