Representation Summary:

Effect on much appreciated and valued area of open grassland.
A valuable play area for children, near homes and safely away from traffic.
Effect on natural environment - birds, flowers, trees.
Proposed number of dwellings would affect the fine view of Saltaire, a world heritage site which attracts visitors of many to the area.
Traffic congestion, many families have more than 1 car - air pollution.
Parking spaces, width of roads leading to the houses - further congestion, difficulties of vehicles passing each other.
Problems of Construction Traffic using the site, points of entry and exit. Wycliffe Road is steep and West End Terrace is narrow - neither is suitable for extra traffic.
Extra traffic on the proposed site would have to feed into Saltaire Road or Kirkgate each of which experiences heavy traffic for much of the day and each has 20mph speed limit areas.

We decided to stay in Shipley area as we loved the convenience of the train links but especially having green space, and local towns on our doorstep. Properties with garden space however are not that prominent in the area, with traditional terraces being a feature, so we decided to purchase without a garden knowing we had the surrounding green space to use at our leisure.

The green space has been vital during lockdown to maintain my own reasonable levels of exercise and good mental wellbeing. I often wander around the green to clear my head. I know my neighbours use the space just as much as me and would be devastated to see it go. Government and local policies outline how this sort of space should be protected rather than removed.

This space was initially created for recreation some 60 years ago, the need for it now is as strong as ever. Families before mine and after mine benefit hugely from this local space, and should continue to do so.

We wish to object and raise concerns regarding the proposed building of 44 houses on this green area.

This area is extremely built up already and this green space provides much needed respite from the urban surroundings.

Other major issues would be access to the existing houses particularly down Moorview road, which is already limited.

44 houses could mean perhaps 88 cars not including any visitors.

Another very important factor is this area is a great space for children of all ages to play on, weather its on small trikes ,playing football, or cricket or simply running around having fun! Please leave this green land as a lovely green oasis for all to enjoy.

We object to Wycliffe Gardens SH3/H being proposed for housing.

This is valued open space used by the whole community - houses nearby either do not have gardens or just have very small yards. The advantage of this area is that
the greenspace is overlooked and close to houses, therefore it is ideal for outdoor play by children.

SH3/H also contravenes part of Outcome 4 of Bradford’s Joint Health and Wellbeing Strategy 2018-2023, which states that “People [should] have access to green space and children [should] have safe places to play outdoors.”

The council itself has stated that Shipley has a deficit of Amenity Greenspace of 5.72 hectares, the priority for increasing provision is rated as ‘Moderate’. Shipley only has 36% of the Amenity Greenspace that the Council thinks the area needs. Bradford Council Open Space Audit Report 2021 (page 44). The priority for the Shipley area should be to increase greenspace rather than allow development on it.

We support the recommendation by the Wycliffe Neighbourhood Association to designate this area as Local Green Space.

The land should remain as Open Space, with the typology of ‘Amenity Greenspace’ as defined in the Open Space Audit Feb 2021

Bradford Council Open Space Audit Report 2021 (page 44) states: Shipley has a deficit of Amenity Greenspace of 5.72 hectares and the priority for increasing provision is rated as ‘Moderate’. In percentage terms Shipley only has 36% of the Amenity Greenspace that the Council thinks the area needs.

Friends of The Earth research document ‘England’s Green Space Gap’ document (2020) - Shipley was identified as being very low on green space, as category ‘D’ ( the second to lowest category).

The Sustainability Appraisal for SH3 is vague, unbalanced, incomplete and is not substantiated with any reference to the Council's extensive documentation on the importance and protection of Open Space.

• This is valued open space that provides useful green space to the local area and especially important for those residents who don’t have their own gardens. Useful to allow children space to play and run around close to home. Green spaces create a more pleasant place to live and work.
• Over development of an area cannot be easily undone.
• In 5.7.33 it states future opportunities for Outdoor Sports and Parks and Gardens should be the priority for additional provision where the opportunities arise. The development of land at Wycliffe Road would seems to be counter intuitive to this aim.

The following are green belt sites which help to give a more pleasant feel to area. If there are no green spaces then the attractiveness of the area is decreased and its appeal as a place to live is reduced.

SH4/H - Glenview Drive, Bankfield Road, Nabwood
SH5/H - Bingley Road, Nabwood
SH6/H - Bankfield Farm, Nabwood

The reuse of land that has previously been built or repurposing retail provision which may not be needed post pandemic would seem like a more attractive alternative.

This is valued open space is used by the whole community for play, sport, exercise and dog walking, as well as travel to and from work, schools and nurseries.

Government and local policies show that recreation open space like this is supposed to be protected. Losing the benefit of this wonderful green space would be especially detrimental to local children who play here regularly and have nowhere else to play.

Many homes in the neighbourhood have no gardens and the nearest parks are a long way away. Getting to them involves crossing main roads. Generations of families have enjoyed this much needed space and spaces for children to play are needed now more than ever during the pandemic, and their safety should not be compromised by taking away space they can access safely.

Green space is hugely important in helping to protect us against air pollution problems.

When I moved to the area with my daughter, the green space was one of the key benefits for me. We do not have a garden and this was supposed to be a safe place for her to play.

I also use the green space for exercise and a quieter walking route for my mental wellbeing.

Government and local policies show that recreation open space like this is supposed to be protected. Green space helps protect us against local air pollution - we are already an area that is deprived of green space.

The green space was landscaped for recreation in the 1960s and is needed now just the same. Generations of families have used this space and we need to protect it for future generations.

I am writing to express my objection to the proposed building of 44 new homes on the Wycliffe Gardens green space.

This green space is a essential area for a large proportion of the community. It is used by children and young people from the neighbouring houses for free fitness and leisure.

Many homes in the area do not have gardens, and this relatively small green space give the opportunity for several young people to exercise and have fun without causing any disturbance to the local residents.

Our family have all used the green space for various reasons. The space is not on a main road which makes it a safe option for young families to enjoy the outdoors without the need to cross any main roads.

We hope that you will put serious consideration to our objection.

I'm emailing to express my concern and disagreement about a plan to turn a local green space into further housing.

This last year had really highlighted how important the outdoors are to our wellbeing. Who would have survived lockdown with their sanity intact without being able to go outside? This green space is directly across from housing where lower income families live.

Taking this away will vastly reduce their options for outside activity. It is a valued and cherished space for the people who live next it. Taking it away will directly reduce the quality life for local residents, especially families with young children. It's disappointing that Bradford Council are even considering encroaching on a precious area of green space.

I sincerely hope you will reconsider in light of the strong community opposition to this plan.

• This area has been an extremely valued green space which is regularly used by all members of our community, all year round;

• The land is designated as “Recreation Open Space” in the previous plan. Object to the space having this important designation removed. Should remain as Amenity Greenspace as defined in the Open Space Audit (Feb 2021);

• We are already an area that has been deprived of green space. Children play here often, we enjoy picnics and playing sports such as cricket, football, badminton, tennis, sledging and many more.

Yet another green space being taken forever.
I live in shared accommodation an overcrowded situation. This area is essential for dog walkers, locals to exercise, space to breathe and look at views. Children to play, safe from cars and noisy roads.
Green Spaces are essential for natural drainage. From Global warming and higher flood risks green spaces drain excess rain water.
House building will senseless damage and erode this natural essential asset.
I don't wont to have to walk through more new houses where once I knew and needed a space !!! of green.
There are other areas that could be used for housing. Maybe less attractive with the right investment could change an area into a more desirable living environment e.g. Bradford City Centre.
Give nature, Green Spaces and people who live in them the respect and acknowledge how strongly we need to protect and preserve them.

I’m writing to express my extreme concern at current draft plans to build houses on green spaces in the local area, and particularly on greenbelt land in Shipley, Wycliffe, fields and ancient paths at Branksome, and greenbelt meadow and woods by Nab Wood. As the draft proposal sets out, there are a number of problems with these proposals, not least the irreversible damage to wildlife habitats.

I’m really worried about the impact this will have on the local environment and wildlife, play areas available for children (e.g. in the Wycliffe area), traffic increases, and pressures on local resources, schools and so on.

I know that there is a lot of opposition to these plans amongst local residents, and I urge you to reconsider these plans.

•Space used as a garden for people in the adjacent houses who do not have one. Children can play safely/be watched over. It is used all year round for play, exercise, picnics, get-togethers. Also used for dog walking, contemplation/peace and quiet. Losing this site would affect children’s/adult’s well-being.
•Great importance to the family and all residents of the streets surrounding this area. It should be left as Green Space as it was in the previous plan.
•The area sees very high volumes of traffic on Bingley Road/Saltaire Road. Accessing other green space would involve crossing very busy roads.
•There has been anti-pollution campaigns around Saltaire for years. Families use this space to walk to schools safely, away from pollution.
•The site has been used for various events and is visited by people passing through from Shipley to Saltaire.
•The area used to be quarries and there is evidence of this on the sloping site where there are rocks to sit on.
•The area was left as recreational green space when the flats were built. It was designated on various Local Plans as recreation open space and protected from development.
•Paragraph 3.1.9 states the Council places considerable importance on promoting and improving health and well-being and this is reflected in the policies of the Local Plan which seek to protect and enhance green spaces.
•Proposal SH3 does not mention that the land falls under OS2 Recreation Open Space and does not give the reader the true value of what is being lost.
•Not worth contemplating the outcome of additional traffic, noise and lack of children’s safety if the dwellings are built.
•Says access will be from existing roads – which would include Kirkgate and the small entrance to Moor View Avenue which is a No Through Road. This will add to the constant fast flowing traffic in the area.
•The Bradford Air Quality Annual Status Report lists the area as one of concern due to elevated NO2 concentrations.
•Buildings houses with bits of green space in between is not accepted by any of the residents. Shipley is deficient of open recreational spaces. Policy CO1 says “The loss of open space, sports and recreational buildings and land will only be permitted under the following exceptions; 1. The loss will not lead to a deficiency in the area” which would not be the case here.
•This area is very important to everyone who lives there. It should be preserved, not only for now but for the generations to follow.

Increased congestion on already overcrowded roads + increase of poisonous fumes.
Use available brownfield sites in Shipley.
There are many buildings "empty for years"; strong, sturdy & spacious, 3-4-5 floors high, in danger of falling into disrepair & decay & also vandalism! It is unlikely that these buildings will be brought back into use commercially due to the current trend of online business. Thinking conservation/creativity - the Council could purchase these properties - create spacious flats, instead of more boxes and save our precious green spaces.
This would provide better housing, closer for those working in the city - reduce traffic on the roads & noise and provide access to public transport for those working outside the city.
The City would become a much cleaner city. It could become a more friendly, more leisurely and social place to live work and play.
