Updated QB7/H site would result in more volume of traffic moving within the small inadequate roads within the village. A site like Queensbury Golf Club where traffic could be displaced via a major A road to both Halifax and Bradford would be far more suitable.
The High Street, Tesco Store and associated bus services to Bradford and Halifax are all less than a 10 minute walk away at approximately 600m to the north. A local parade of shops is also within 250m to the north. Schools and medical centres are available within less than a 20 minute walk at 1.2km away. There is also a bus stop located directly outside of the site for those that are less mobile and may require assistance to get to the centre.
Development of the area close to the Golf Club has proved a success for the village, this would see a natural progression.

Land at Queensbury Golf Course should be allocated for housing development. The site is in a sustainable location, near to local shops, schools, amenities, facilities and a bus stop, as well as directly abutting a proposal allocation QB4/H. There is no difference in the location and sustainability of the gold course site and the QB4/H.

Whilst it is appreciated that some development must take place, the locations the proposed developments and the excessive use of Green Belt land make the preferred allocations impossible to support. Some of these sites individually are perfectly reasonable but when taking into account how compact they are as a whole the impacts on highways alone, particularly the A644, is enough to warrant an objection. Not only will they cause serious congestion, which itself will have a significant environmental and health impact, there is a lack of safety measures on the A644 to get residents safely onto the High Street.
Queensbury has seen a significant number of houses built since the late 1980's with the then new Naseby Rise Development at Scarlet Heights and progressing to numerous other quite large development sites. During the associated time period there has been with very little infrastructure to support the housing / population growth.

Site adjoins QB1/H and QB2/H, both in the same ownership.
Site has an extant permission for housing.
It is a Brownfield site.
Located very close to bus routes.
QB1/H frontage lacks a footway which will of course be installed should this scheme be allowed.
The site was subject to a pre-application enquiry (16/08515/PMJ)
The School has no off-site parking .The submitted layout provides this. The combined site based on that layout will yield 124 dwellings.
Development will make a significant contribution to housing for Queensbury and the District.
The inclusion of a part of SHLAA QB33 will offer a critical mass that will be attractive in terms of scale to a wide range of house builders.
A Permanent, visually prominent new defensible boundary to the Green Belt exists – the tree lined Harp Lane.
Development can offer community benefits over and above what are routinely required of all housing schemes.
Development will reduce the shortfall in five year supply.

The Queensbury Golf Course site is considered a suitable development site for market, affordable homes and specialist elderly care accommodation and should be included as an allocation within the emerging Plan.
It is highly accessible, meets the accessibility thresholds set out in Appendix 6 of the Draft Local Plan, with the Town Centre being located 650m to the north, a small parade of shops located within 150m and a bus stop located directly adjacent to the site’s entrance.
It benefits from robust landscape boundaries that are protected by group TPOs and will therefore remain in place and could be bolstered through additional planting.
The indicative masterplan illustrates 260 homes would be easily achievable, whilst leaving plenty of space for additional open space, landscaping and attenuation ponds. There would also be scope to provide a large area of publicly accessible open space along Blackshaw Beck Lane.
The site is not restricted by any overriding environmental constraints and performs moderately against the 5 NPPF Green Belt purposes.

It is not considered that locating development within the settlements within Queensbury, on their own, will have a severe impact on the capacity, operation and safety of the SRN, and this will be identified through the transport evidence base being prepared by the Council / the individual assessment of the transport implications of the sites by the sites’ promoters.
However, the quantum of sites forms part of a wider cumulative impact within Queensbury and the rest of the development aspirations within the Plan could severely impact the SRN, and this cumulative impact will need to be established by the Council and considered by Highways England.
