Queensbury is an already sizeable village that requires more sports facilities, not the removal of existing facilities. The loss of a golf club will not be replaced. The land at Queensbury golf club should be included in the local plan,it is an ideal site to provide a substantial addition to the Bradford housing stock and will blend in with the Bellway estate nearly next door which sold out rapidly, and is next door to proposal allocation QB4/H so therefore the same criteria should apply The village is well supplied with all the necessary amenities and would provide a large number of houses without you being bombarded with NIMBYs.the site has good transport links, without occupiers having to use narrow roads to access the site, again avoiding traffic congestion.

Respondent: Bradford District Ward Councillor (Conservative)

Representation Summary:

Whilst it is appreciated that some development must take place, the locations of the proposed developments and the excessive use of Green Belt land make the preferred allocations impossible to support. Some of these sites individually are reasonable but when considering them as a whole the impacts on highways alone, particularly the A644, is enough to warrant objection. Not only will they cause serious congestion, which itself will have significant environmental and health impacts, there is a lack of safety measures on the A644 to get residents safely onto the High Street.

Queensbury has seen a significant number of houses built of the past 20 – 30 years with very little infrastructure to support the growth. In my opinion, Queensbury has expanded almost to full capacity in terms of land available (if you are proactively avoiding building on Green Belt) and should not be marked as a ‘Local Growth Centre’.

Representation Summary:

QB4/H site would result in more volume of traffic moving within the small inadequate roads within the village. A site like Queensbury Golf Club where traffic could be displaced via a major A road to both Halifax and Bradford would be far more suitable.
The High Street, Tesco Store and associated bus services to Bradford and Halifax are all less than a 10 minute walk away at approximately 600m to the north. A local parade of shops is also within 250m to the north. Schools and medical centres are available within less than a 20 minute walk at 1.2km away. There is also a bus stop located directly outside of the site for those that are less mobile and may require assistance to get to the centre.
Development of the area close to the Golf Club has proved a success for the village, this would see a natural progression.

I believe that the land at Queensbury Golf Club should be allocated for housing.
There is a need for more housing in Queensbury and this site is very accessible to local amenities. It is a good location to slightly extend the boundary of the town but within walking distance of shops, schools etc.
The club members have already agreed to sell the land for development if it is re-allocated and therefore it would be available in a reasonable time frame for housing.
