In summary therefore the development of this site for residential purposes is not considered to be a suitable, available or deliverable option on the grounds of land ownership, access, housing need and Green Belt considerations and I strongly object to the proposals for any residential development on the site. There is a restriction on title constraining the subject site to use as grazing land, there is no viable access solution and the site meets 3 of the 5 Green Belt criteria with no exceptional circumstances for Green Belt release.
As a local resident on the Scalebor estate I am concerned about the increased volume of traffic that these additional houses will create coming through an already busy and congested route.

The development of this site for residential purposes is not considered to be a suitable, available or deliverable option on the grounds of land ownership, access, housing need and Green Belt considerations and I strongly object to the proposals for any residential development on the site. There is a very recent (2001) restriction on title constraining the subject site to use as grazing land in favour of all 185 owners on the Scalebor Estate, there is no viable access solution and the site meets 3 of the 5 Green Belt criteria with no exceptional circumstances for Green Belt release.
As a local resident on the Scalebor estate whose house is adjacent to where access would be proposed the idea is nonsensical. Ron Lawton Crescent is already virtually impassable often due to parking issues. Further housing using this same access would lead to enormous loss of amenity and huge safety concerns.

As a local resident on the Scalebor estate I feel this proposal would have a massive detrimental impact on day to day life of existing residents, create safety, congestion and environmental hazards and would be totally at odds with the expert advice already accepted by the council. Far more suitable alternative sites are also available to the council for development.

In summary, as a local resident, I object for the reasons outlined above and in particular access to the site. Our own access drive, Highlands, is totally unsuitable due to the lack of sufficient visibility splays onto Moor Lane and the fact it is in private ownership. I also have grave concerns relating to my private garden being overlooked by the numerous new houses that would be built. Also, I feel the demolition of such an imposing and historical house is totally unacceptable. The history of Scalebor House dates back as long as the hospital itself if not further. Traffic Generation on the already busy Moor Lane and lack of local amenities, in particular schools, if also of concern. Therefore the development of this site for residential purposes is not considered to be a suitable, available or deliverable option

This development means having to put up with noise pollution due to building works, and continuous large plant driving through Ron Lawton Crescent for a long period of time. Massive increase of personal vehicle throughput will not be sustainable with just one access point.

Enough of wrecking our village. We do not need yet more housing here if the 500 are built at Sun Lane. The infrastructure cannot cope with this volume of houses and people. Increase in traffic into and around the village, what about primary and secondary school places, GP surgery, etc. Also you say burley is an economic growth zone. Where is the evidence for this? This proposal is yet more council and developer greed at the expense of a well established community and we have had enough. There is plenty of brownfield in the borough and in places where the housing need is greater. You should be prioritising this.

My objection centres around the protection of the Greenbelt and its relentness erosion within the Wharfe Valley with no consideration to wildlife and the environment.
More pressure on schools, transport infrastucture and local healthcare these are the facts.
Access through an already congested Station Rd/ Moor Lane is unacceptable.
The local authorities hypocrisy is palpable in this application.

I object to this development on the basis of inappropriate use of greenbelt. I am aware that one house near this land wanted to convert an existing dwelling as this was rejected by Bradford council on the basis of an inappropriate use of greenbelt land. I am therefore at a loss to understand how permission for one conversion can be rejected but permission for 110 houses is being considered by the same council. I also have the same concerns I have noted in my previous comments that the numbers of houses proposed for this village fail to take into account any village infrastructure.

As a local resident on the Scalebor estate it is extremely disappointing, firstly to see how Bradford council have a total disregard for destroying this beautiful green space, which will never regain to its natural habitat, and secondly the impact this will have on the our children & their space to play. The restrictive covenant is significant and land should only be used for grazing to also protect wildlife as I regularly see wild Roe Deer grazing.
