The proposed plans 97% of which are on green belt will destroy land which is critical to wildlife and one of the key factors that makes the ilkley area attractive to residents and visitors. I do not understand why a number of available brownfield sites are not being utilised instead as these would have significantly less environmental impact. The significant increase in dwellings and therefore people and cars will place considerable pressure on the existing infrastructure including roads and schools which are already full. There is also increased flood risk in the area and removing the natural environment will further erode the flood defences it provides and be likely to exasperate the issues.

My main concern about this development is the impact it will have on the A65, it’s a dangerous bend that this is located on and the flow of traffic in and out of town is unpredictable at best.

Site IL2H: 20 ( NOT 30, as in Conclusion) Dwellings (affordable) - Supported in principle, subject to Development Considerations identified, plus following:
• Sensitive site/building design to enhance, not just mitigate impact, on the historical and landscape character/setting including (2) listed buildings.
• Critical factor is Improving existing vehicular access onto A65. This section of the A65, with steep bend to the west, already presents a major hazard for vehicles turning onto/from, the road and for pedestrians and cyclists.
The new site access must be further east giving a clear safe sight-line AND
The 30mph speed limit must be extended to the west to point well clear of the bend. 40mph, even when adhered to (rarely!), is too fast for safe turning in/out from an overall settlement of c25 dwellings.
This development provides an opportunity to develop a section of the Wharfedale Greenway: this should be integrated into the plan.

20 houses on this site will cause major traffic build up and access issues. The smallest amount of roadworks previously on Skipton Road causes miles of tailbacks. The road is near a bend and 20 houses of traffic coming from Ilkley and turning right into this development will cause delays and potentially accidents.

The proposed density is 16.9 dwellings per hectare, less than half the HO2 stated MINIMUM density of 35 dwellings per hectare. At 35 dwellings per hectare there is sufficient space for 41 houses. The Ilkley Neighbourhood Development Plan (regulation draft 14) includes data from the "Let’s Talk About Ilkley" questionnaire survey showing that the people of Ilkley feel that it lacks "starter homes" and "affordable housing". The proposed housing density does not appear to be addressing that demand.

This is yet another greenbelt area under threat of development. Although it may not look a particularly attractive area, often such "derelict" areas can be havens for wildlife.
The total number of houses proposed is 314 across all 4 sites. Ilkley has expanded almost beyond recognition in the 30-odd years we have lived here. It is time to call a halt both from the point of view of the increased demand on local services and the need to retain the few open & un-developed areas that remain.

This is an unattractive site which has lain derelict for over 50 years since the removal of the railway line which previously occupied it. Although this site is in the green belt it is but a small part of its parcel from which it is separated by a tree line. Development of 20 housing units will not, therefore, have a significant effect on GB purposes. Therefore, if the Council are determined to release GB in Ilkley, this site is the least damaging candidate.

This is a brown field site left over for many years. If Ilkley needs houses the development of this site which does not mean carving up green fields would be appropriate.

Respondent: Ilkley Clean River Group
Ilkley Clean River Group (ICRG) object to this plan because of the adverse impact the new houses and supporting infrastructure will have on river water quality.
The combined sewage and drainage system is already overwhelmed and these new buildings will directly lead to a degradation in water quality through more unauthorised sewage discharges directly into the river.
SuDS mitigation plans for run-off water in Ilkley have been shown to be inadequate as there is currently a challenge on the adequacy of these plans at the new Moss & Moor Garden Centre.
Note: the Ilkley sewage system also serves Addingham so we also object to the plans for Addingham and any increase in sewage and run-off will directly lead to more sewage discharges in Ilkley.

As a brown field site and at the moment is unsightly this seems a reasonable plot of land to develop. The issue would be about traffic management at a busy section of the A65

Assuming a rail network will never be replaced to join Skipton then a disused area that could be put to better use makes sense.

If it is essential that housing must increase for the area to reduce the housing shortages (homelessness) then this is a good compromise to build a small development.
The positives with this would be that the flood planes would be reviewed and potentially solutions found in this area to reduce the impact of flooding.
The negatives of this particular site is that its very close to Ashland's Primary School for solution levels.

Increased housing development places extra demands on the infra structure of Ilkley. There will be extra traffic adding to our already congested roads and more demands on local Health Care services. This is apart from the lose of green space impacting on our diminishing wildlife.

Ilkley doesn't have the infrastructure to support this level of housing . There is too much traffic on the A65 which will be compounded by such a development. Ilkley cant take this level of development as well as the already congested A65.

1. Flooding risks - there are already major flooding issues within the land off Skipton Road, resulting in severe recent disruption.
2. Increase in volume of traffic - the A65 is already a major traffic route which is often heavily congested. Further development on Skipton Road will cause further traffic build up, more congestion and greater pollution through Ilkley.
4. Ben Rhydding and Ilkley sewage sites are already stretched and unable to deal with current capacity, regularly overflowing.
5. School Capacity - the one secondary school serving the whole area is already running at capacity
6. Additional building - the proposals fail to take into account the developments that have been taking place and are already planned (approx 30 per year recently in Ilkley).

I object to the proposals for IL1/H, IL2/H and IL3/H.
These all involve the taking of green belt for which the 'exceptional circumstances' required have not been subtantiated.
Arrangments for improvements/expansions to infrastructure are not articulated, and indeed may not be possible especailly transport (road capacity, train capacity) and number of places at Ilkley Grammar School.

No reason to build on precious Green Belt land when so many Brownfield sites are available across Bradford District
Flood risk already significant (flood zones 2 and 3)
Ribbon development / urban sprawl along the A65 especially given the proposed developments in Burley and Addingham. Could lead to creation of a Wharfedale corridor
Adverse impact on the special character of Ilkley
Already overburdened infrastructure in Ilkley (shops, medical, schools) - doubtful it will be able to cope
Secondary schooling in Ilkley is already at capacity - there is no provision for any more
Adverse impact on road safety re exit onto A65 and pressure on transport links
Sewage sites already unable to cope with demand and regularly overflow

The plans involve building on green belt land which will destroy the rural nature of the valley and destroy wildlife habitat. The influx of so many new residents will place a substantial strain on, and adversely impact upon local schools, services and amenities.
There are numerous brown field sites in Bradford which could be developed without impacting on our precious countryside.

I strongly object to the building proposal as this forms part of the Greenbelt and is home to much wildlife including birdlife. I object to the wanton destruction of Greenbelt when there are so many "brownfield" sites within the city of Bradford which could be developed without impacting on our precious countryside. I'm very much aware that "greenfield" sites cost builders significantly less to develop than "brownfield" sites. Building in this location will impact on the nearby listed building "Hollin Hall."
This will impact on local services and amenities which are already stretched to the limit. The Ilkley Grammar School is already over subscribed.

Development proposed on this site and consequent increased inhabitation for Ilkley will place an enormous burden on the town's infrastructure, which is already stretched beyond any designed capacity, especially in terms of primary & secondary school places and health care provision. Ilkley Grammar School, which already caters for pupils outside Ilkley, in neighbouring areas, is bursting at the seams; further additions to its cramped site in the last twenty years have severely limited the outdoor space for pupils.
