Cottingley's infrastructure, particularly highways, simply can not cope with additional housing on the scale proposed. March Cote Lane has cars parked at both sides of the road and traffic flow is seriously impacted. The schools are full. The dentist can not take new patients. Appointment waiting times at the doctors' surgery are up to a week - without covid. To build on green belt when Bradford Council has a huge stock of brownfield sites is abhorrent. There are 748 houses on the market for sale within a three mile radius of Cottingley. Obviously no need to build on green belt.

It would seem the Council has changed the goal posts in terms of what constitutes protected Green Belt so it can plough on with digging up this ecologically valuable area of land. What is the point of having these safeguards in place when you are going to over turn them without consulting the local people?
This quite frankly shows a complete disregard for local people. All to enable developers to get hugely rich by building houses no local people will be able to afford -the 'affordable' ones will go to landlords.

1. This land is a flood plain with valuable habitat for red listed species of birds including Curlew, Lapwing and Skylark. It regularly floods to epic proportions. None of the drainage plans put forward will manage this, all they will do is increase the flood risk further down the village, endanger several businesses, homes as well as a hospital and school along the path of Cottingley Beck which in your own words is narrow and a source of flooding. How you can even consider this as an appropriate site is beyond me, represents significant negligence, poor understanding of local connected topography.
2. Why are you still talking about building 155 houses on this site when you have written earlier only 140 are needed and this seems to be without discounting those to be created at the Sun Inn? Is this once again about prioritising developers purses over the well being and mental health of local people already living in the area - they are seemingly clearly unimportant?

Recent surges 2020 & 2021 in water volume has eroded the undisclosed footpath and the excess water is now compromising the high stone wall which could endanger life and property. Before we can support the plan we need assurances (Crown Protection) from any liability or structure put in place to protect potential dire outcomes from the wall being compromised / damaged caused or danger due to excess water flow. I object to the planned build on March Cote Lane because, the two proposed entrances on an already congested road will create more traffic and this will create an impact on the nearby residents.
As half of the properties dont have drives or garage, Emergency vehicles and large cars struggle as it is to pass on the road. It is only a matter of time before there is an accident now, without wagons etc driving on to the said site.
There is only one way in or out of Cottingley to March Cote Lane is, Manor Road to Rycroft Avenue then into Coppy Close, therefore the extra potential traffic which we may get, is going to cause problems.

The council seems to be using sharp practice to ignore the several hundred objections to the proposed development at March Cote Lane in order to redesignate the land as green belt which can now be built upon. This development must not go ahead for the many valid reasons given previously. Your time frame is of dubious legality. You are doing the residents a very great disservice. Bradford planners do not learn from history but keep repeating the same dubious mistakes. You seem determined that Patchetts will be allowed to build on this land regardless of the traffic issues, the infrastructure issues, the school and medical services issues. Strange that we need 150 new houses and Patchetts want to build 155. This is clearly a matter that Bradford Council should not have free reign to deal with and should be looked at by a higher authority.

The plan will increase traffic congestion, car pollution and noise pollution.
B6146 is busy most of the day, especially at rush hours.This is not in keeping with Bradford councils desire to reduce its carbon foot print.

Increased car pollution is detrimental to local health especially children, elderly and the vulnerable.

There will also be significant strain on local school places.

The land provides water absorption to reduce flooding.

There is increased knowledge and understanding of environmental issues and a will to preserve it. Therefore I would suggest a loss of wild life habitat in green belt is not what the majority of the local public would

The proposed site will devastate the local environment and bio diversity.

The fields and green space offer a peaceful space for walking and beautiful views. This increasing the over all well-being of the local population.

Water run off from the fields on March Cote Lane after rain is already considerable and the existing culvert cannot cope now without extra houses. Water also floods onto the road after rain and when it freezes it can be dangerous. I have had considerable water damage caused by run off. I do not want any further property damage caused by water run off entering my house.
The roads cannot cope with more cars. The existing roads through the estate are narrow and are already at capacity.
There is no need to build on green belt land when there are plenty of brown field sites that remain available in the Bradford area.
What consideration is being given as to medical and education etc. from any proposed new houses?
More houses should not be built here.

- Fields host many rare birds including curlew, lapwing and sky lark.
- Work and additional houses will cause further emissions, noise and sound pollution which will damage other wild life in the surrounding areas.
- Land also provides drainage and flood protection.
- The exit of Cottingley (bottom of Manor road) is already a traffic bottleneck at peak hours of the day; adding an extra 155 families (potentially twice as many cars) will make this unbearable and also greatly disrupt cars traveling along Cottingley New Rd.

I object to this for numerous reasons, here I outline afew below:
Firstly this will certainly cause many problems for the residents of cottingley, namely the sheer amount of treaffic which is already a big enough hassle as it is. For example, It is already very difficult for parents to drop and pick up children at cottingley village primary school.

Moreover, this is set to endanger the lives of precious species of birds by having the drainage plan to pump water into the beck.
There will also be increased flood damage to existing properties and this could have dire consequences as many of these properties are already susceptible to flooding as seen in the past, namely the 'storm Ciara' floods which caused immense damage.

There are more reasons however I do not have the space to elaborate on these.

1. It's on green belt, Bfd council should not allow building on green belt.
2. There are plans to build at Bankfield Mercure Hotel (200 houses), Cottingley Cliffs Road (164 houses) and Sun Inn Development, equating to approx. 1000 extra cars on Cottingley roads. The roads are gridlocked at the moment in rush hour without extra traffic from these proposed developments.
3. Fields at March Cote Lane provide absorbent land, building housing will cause flooding - drainage plans suggest piping water into the small beck and into path of other properties.
4. The fields contain severely threatened bird species such as curlew, lapwing and skylark, building will cause loss of this precious wildlife.
5. The proposed development is too near local schools which again will cause traffic problems at rush hour and danger to children.
6. Local schools are already full.

155 houses would make a negative impact on the well being & mental health to existing residents. Consider it an eye-sore being built on fields and a natural flood plain. It would damage the natural surroundings/wildlife and set a president for further building works to be carried out. Reaching up to Sandy Lane (Wilsden).

The infrastructure for March Cote Lane is unreasonable, both for roads (traffic congestion) & utilities. Would there be decent access for emergency services?

I think additional residents would have an adverse effect on the Local Centre (The Parade) and public transport, as the shops would be overrun with customers, causing the older generation inconvenience, upset and disharmony.

Finally, with more houses this might bring more crime. Especially the location where potential burglars could escape into the surrounding fields.
