I would like to object to these plans due to the hugely detrimental effect these additional properties and their potential residents would have on the already awful traffic situation we are all dealing with in this area. There simply isn't adequate infrastructure to support the number of residents and vehicles that would come as part of this development. Also the positioning of the land would mean a lot of existing properties would be overlooked and would therefore lose their privacy and daylight hours due to the development. There is also a large variety of both common and rare wildlife living in this area that would lose a vital part of their home.

It would provide a pleasant place for young families to live and grow but needs a range of housing to cater for all budgets. It provides access to local green spaces and areas of interest and beauty which all the population should have access to.

It has good access to green space and recreational areas which will improve quality of life with affordable housing, it would be ideal for young families to prosper and thrive.
It would not impact on sensitive areas such as Saltaire WHS and would spoil visitors to the areas enjoyment as uch of the site is in an area not visible from the local woods and canal etc..

I feel that building houses on this land will have a detrimental impact on the local area and its wildlife. I value the benefits that wildlife provides to the local community and our future generations. I often see horses, deer, squirrels, foxes, owls and bats in this area and feel that it would be catastrophic and heart-breaking for people to lose this contact with nature and our natural world. There are other areas in Shipley that are not green belt land and would be more suitable for housing developments. If this land is destroyed, we will never get it back.

I wish to object to this planned development as I believe that it will negatively impact the local environment and residents. With additional housing/roads being added to this site and removal of trees/grasslands, I believe that it will increase run off into the river at the bottom of the hill. This area already has a history of significant flooding and this will only go towards increasing this risk and devastating residents lives, many of whom are elderly.

The removal of grassland, meadows and hedgerows will inevitably contribute to the already dwindling numbers of insects and wildlife which will ultimately affect our future generations of people. There are many brown belt and former commercial sites around the Shipley area that would be much more suited to this type of development without the loss of valuable natural habitat.

Flood/water run off rate and ground saturation which caused cellar floods on Branksome Grove in 2015 . Also the major flooding that has occurred at least twice on Branksome Drive in 2000 and 2015

Antiquated drainage cannot cope already on Branksome Grove as proved in December 2015 floods

The increase in vehicle traffic would be unmanageable. Access to site through Branksome Drive/Grove is ludicrous due to road width and already obstructed access.

I object strongly to this proposal on greenbelt land. The latest council weekly news update states that tackling air pollution, supporting sustainable transport and making Bradford a greener place to live, work and enjoy and also delivering a net zero carbon ambition by 2038 seems at odds with proposals for 140 new houses (plus 49 on SH6/H) on a greenbelt site. Traffic congestion on Bingley Road will be significantly increased particularly at morning and evening rush hour.

The risk of flooding to an area that has suffered flooding will be greatly enhanced as fields and trees soak up water, helping to mitigate this.

There will be a loss of habitat to local flora and fauna. Bats, foxes, woodpeckers and deer are regularly spotted in this area.

Schools are oversubscribed and doctors and dentists are full, making it difficult to obtain appointments and treatment.

I object to this plan on the basis that it will increase traffic in the area which will add to noise pollution and would make it more difficult to get out in a vehicle onto Bingley Road which is already difficult to do . Wildlife will be affected ie Deer, Bats,Owls, Foxes and squirrels which are all present in the area. The increase in hard landscaping will have an adverse effect on flooding in an area already subject to recent floods. This is one of the last green belt locations in this area which would be a shame to lose when there are other more suitable locations which could be built on without the same impact

I Object to this planned development which ruins the surrounding green area when there are far more suitable brownfield sites elsewhere.

Bankfield Road is used as a rat run shortcut, with large amounts of speeding traffic at peak times, with the traffic avoiding going through Cottingley to access Cottingley Cliffe Road to head towards Bradford, any further housing developments nearby would make this situation much, much worse.

This Plan is both ill thought out and ill conceived !

Limited words so in points,no particular order;

Traffic volumes.. simple fact, try travelling from Nab Wood area to Bradford, cannot cope with present volume of traffic. Rat runs that already exist will become busier and more dangerous.

WIldlife , the loss of valued species is a horrible thought,species too numerable to mention will be affected.

Inevitable increase in river levels , already many affected by flooding in the area ,this together with more pressure on a poor drainage will only increase numbers. Another major factor on this subject is the loss of nature’s natural drainage ie trees.

There is presently very little agricultural land in the area..this would decrease further.

A “crime” to lose natural habitat like hedgerows,grassland,meadows,watercourses (could go on....)

The proximity to our Jewel in the Crown...Saltaire Heritage Site...?? Undoubtedly to suffer as a consequence.

Against council policy..CAZ !?

Other brownfield sites available..more affordable housing!?

In Dec 2015, houses on Branksome Grove had groundwater rising inside their houses. A large portion of Branksome Drive was under water - see photos. Any construction needs to consider the flooding impact on the existing houses, given the number of watercourses present in and around Branksome Drive and potential reduction in soakaway once the field is developed.
Already traffic queues on A650. The existing Bankfield signalised junction is 140m from the roundabout. Car journeys will be required because the target distance to facilities is not met.
The site is a key corridor for wildlife and are key green links between Hirst Wood and Cottingley woods, essential for biodiversity.
With pollution levels at 3, defined as Action Required by WHO, more houses, increased traffic and queuing will make meeting CAZ targets more difficult.
The site is within the World Heritage buffer zone and the consequences for Saltaire must be considered.

I object to Bradford Council building on Green Belt Land. This area next to the A650 and the Bingley Bypass has already a high level of traffic and air pollution. We need to reduce not increase air pollution for the good of our communities.
The Green Belt serves as a buffer between the separate communities of Saltaire, Nab Wood and Cottingley. It is a beautiful habitat for wildlife and a wonderful place to walk near the River Aire and on towards Bingley or Saltaire.
Branksome Drive is a narrow road, not suitable for a higher volume of traffic and is a small community surrounded by countryside - it should be able to retain this identity.
Most importantly, this is a flood zone and not suitable for housing.
All local schools (with the exception of Dixons Cottingley) are over subscribed.

There is no guarantee of a zero increase (by builders mitigation) of water into the Aire from any source, thereby raising the river level.

Higher river levels in wet season will lead to more regular and new flooding the length of Shipley Aire Valley.
There is much evidence of significant flooding events of the lower lying lands in this area, 2000,2015,2020.
Increased speed and volumes of surface water run off due to loss of water absorbing trees/greenery.
Raised surface water run off from rainfall brought by the hard surfaces of a housing development.

Increased land saturation will cause raised water table levels under the lower lying river proximity properties.
The natural waters that converge on Nab Wood Beck will bring increased volumes to an existing risk area.
The culvert under Bradford Rd (Nab Wood Beck) cannot cope with wet season events and so floods the A650.

This area is a precious piece of greenbelt much loved by walkers and naturalists. It merits protecting, promoting and enhancing. Possibly a small part of it could be used for housing near the road, however you have huge issues with Bradford road which require addressing. Arguably planting these whole (over grazed) fields with trees would be a great outcome.

It's noticeable that Shipley has much poorer air quality than nearby Bingley, and I believe this is because St Ives and the old woods around and below it, function as a sort of oxygen factory. We need this too.

Please consider the option of compulsory purchase to make a new urban forest. I would like to invest money and presents in trees. I'd be willing to crowdfund for the trees for this and/or a protected SH4/H.

My main objection is that there is no guarantee of a zero increase of water into the river Aire and therefore risk of flooding. Already lack of infrastructure for this area to support local population and its needs.No nearby conveniences. No direct transport to local railway stations. This development will have an adverse effect on air quality. Bingley road is already extremely crowded with traffic and the air quality is terrible, including for children walking home from school. A child was killed on this road recently and the idea of more traffic is unimaginable. Cars cutting through Nabwood have increased considerably as Bingley road gets busier badly impacting on a residential area and causing danger due to speeding and volume of traffic, air quality and the whole area is in danger of being ruined by planned development. In addition this would have terrible impact on a green space the environment it is hard to imagine that there are not more suitable sites for development.
