I have grave concerns regarding these developments and wish to object strenuously to them going ahead.

Concerns include;
Ground stability and drainage. Especially heightened flood risk to properties to the immediate North of the proposed site. Branksome Grove and Drive.
Greenfield run off rate increase. Underground streams/land drains are confirmed to exist. Ground water ingress will cause flood issues previously non existent.
Bats are known to nest here.
Loss of natural views.
Detrimental impact on nearby residential amenity.
Lack of infrastructure-transport links (including public transport, walking and cycling), drainage, educational, medical etc).
Inability to cope with traffic volumes, linking as well to highway safety, added air pollution caused by vehicular traffic –especially in relation to larger housing developments of over 100 proposed units).
Access to site via Branksome Drive/Grove is nonviable.

Presence of viable alternatives –such as brownfield sites in Shipley or commercial premises repurposed for mixed residential/commercial.

I have great concerns about the negative effect on the environment.
Bradford Council is committed to a zero carbon future, as well as lowering air pollution. The inevitable extra traffic and pollution will be immense. Surely these plans are not compliant with the Council policy. Bradford Road is already extremely busy, traffic regularly queues right back past the top of Branksome Drive from the traffic lights at Saltaire. This will only get worse.
Cutting down trees and getting rid of green spaces contribute to global warming. Also the local wildlife’s natural habitat will be destroyed including bats which are a protected species.
Flooding is also a concern. This area floods regularly and with no trees or grass land to soak up the water it will mean higher river levels and negatively effect already vulnerable properties. Looking at green spaces is also proven to help mental health and well-being.

There will be a huge detrimental effect to wildlife and the surrounding green space. There will be an increased risk of flooding if trees and fields are removed as they help to absorb some of the rainfall in an area already affected by floods. Traffic volume would increase and make an already busy area worse. There is opportunity to build on brownfield sites without ruining the habitats in a greenbelt area.

The site is not useable by the public for recreation, walking as it is private land and is not visible by anyone apart from the houses that run alongside it (Branksome Drive), I see no reason as to why this isn't a suitable plot for the much needed housing in this sought after area.

This area is one of the last green areas. Building here would put too much pressure on the river system, with the low lying houses being put at greater risk of flooding. Also the main A650 is very busy with this stretch of road being a bottle neck. More housing equals more cars, equals more pollution. Nobody opts to travel by bus. Loss of trees and wild life habitat cannot be easily replaced. There are plenty of derelict buildings in Bradford. Knock them down, lay grass, plant trees and build there. Leave green belt as green belt.

I object strongly to any consideration to any plans to build on this land, the area is prone to heavy flooding.

The misery the floods of October 2000 and boxing day 2015 caused the residents of this area is testament to that, I fully appreciate the need for more housing to be constructed but surely there is more suitable brownfield areas in Shipley that aren't likely to flood or more likely create a concrete water sluice straight towards the swollen river Aire, when in flood, causing even worse local flooding than we've had before.

I understand the national pressures on the Council for house building. However, greenbelt sites are only supposed to be used in exceptional circumstances. It is not really possible to see how development could take place here (a "100% greenfield site containing trees") without it having a bad environmental impact. Indeed the plan itself states that "A significant adverse effect has been predicted for the air quality SA Objective as a result of the site being situated entirely within the CAZ." This seems to be a major issue to consider.
I believe that before building on sites such as this, we should thoroughly explore alternatives including: brownfield sites, improving existing housing, reviewing whether office space can be converted to housing (in light of the significant and likely permanent move to working from home).

Objection is based upon the inability of Bingley Road to cope with the current volume of traffic. It is already difficult to exit and enter Branksome Drive at the junction of Bingley Road and the likelihood of increased traffic would make an already risky junction even more dangerous. The amount of previous traffic accidents on Bingley Road has increased dramatically in a short space of time.
The heightened flood risk, with previous flooding occurring within the last few years at the bottom of Branksome Drive, is an indicator that building more houses within this flood plane would only heighten the prospects of homeowners having to deal with the misery of the River Aire bursting its banks and flooding.

It is not sufficient to say this will will "need improvement". There is no space to improve it and extra traffic will add to the bottle necks at Saltaire, with its World Heritage site, and Cottingley roundabout. The air quality levels are already very poor. Extra traffic will make the air quality worse. These sites are not in walking distance of a rail station.

1- Lack of infrastructure. 2-Less privacy. I expect more people will be walking down Branksome Drive into Hirst Woods and back again. 3- The last Green Belt land in this area. 4- More cars, traffic and air pollution (Potentially 200 cars). 5 - More noise and light pollution. 6-Less natural habitat for wildlife. 7- FLOODING. I can see this being a major problem. Already the drainage system is unable to cope with the amount of water produced by severe rainfall, especially with the beck that runs under Bingley Road (at the top of Branksome Drive) down into the River Aire. There are residents of Branksome Grove who have suffered surface water in their homes because the water had no where to go. I expect insurance premiums will rise. Who will stand that cost when flooding occurs.

Destruction of the local biodiversity, loss of meadow, hedgerow, trees and natural flora and the wildlife within.
Loss of agricultural land, actively used today for horses, cattle and sheep, as well as silage for livestock feeding.
Loss of natural views for adjacent residents and also for visiting walkers, both local and those visiting from afar.
Loss of an amenity which allows community engagement with countryside experiences and within easy reach.
Loss of engagement and experiences with real wildlife, rabbits, fox, deer, rare but present, bats and woodpeckers.

The demise of community identity as the elimination of green space can only bring endless urban sprawl.
There is no credible benefit to delivering only 150 sizeable homes on this generous and wonderful green space.

Before using greenfield, a review of potential new brownfield site availability ‘post pandemic’ must be done.

ARTERIAL ROADS (A650)
There will be impacts/consequences with more traffic on this already highly congested local road system.
Motorists will utilize every option of side streets as being faster, creating new rat runs.
Travelling through motorists, will again use Bingley Main Street instead of the Bingley bypass.

All approaches to Cottingley lights will see increased traffic result in longer queues, added delays.
New lights to the SH5 & SH6 development site entrance will stop and slow Bradford Rd traffic.
Traffic will increasingly queue on the approaches to the Mercure roundabout from Cottingley and the bypass.
The Mercure roundabout will be regularly gridlocked halting all traffic, only more traffic lights would resolve this.

Massive vehicle activity at the A650 junction with Branksome Drive, Nab Lane and New Close Rd.
The existing traffic queues between Saltaire lights and Cottingley lights, a bottle neck even now.

I would like to object to these plans due to the hugely detrimental effect these additional properties and their potential residents would have on the already awful traffic situation we are all dealing with in this area. There simply isn't adequate infrastructure to support the number of residents and vehicles that would come as part of this development. Also the positioning of the land would mean a lot of existing properties would be overlooked and would therefore lose their privacy and daylight hours due to the development. There is also a large variety of both common and rare wildlife living in this area that would lose a vital part of their home.
